Rates & Reservations
Length of Stay
During the “Season” (December 18 to April 24), we only rent our properties by the week. Cottage short stays are generally considered 14 days in advance during the “Season” and 60 days in advance the balance of the year. During the holidays of Christmas/New Years, we only accept bookings with a check in of December 19 or December 26.
Age Requirement
The individual making the reservation must be 25 years of age or older and must occupy Erehwon Retreat Cottage the entire term of the reservation/rental agreement and have a valid credit card in his/her name.
We do not rent Erehwon Bungalow to families with children under the age of 6.
Maximum Occupancy
The maximum number of guests is limited to two (2) persons 25 years or older in the Cottage and four (4) in the Bungalow. Historic District density restrictions cannot be exceeded under any circumstances.
Payment
An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the room rent. The advance payment is not a damage deposit. The balance of rent is due fourteen (14) days before your arrival date. Reservations made less than 22 days prior to arrival require payment in full immediately and are 100% non-refundable.
Reservation Changes
Prior to final payment, Erehwon Retreat will allow the following changes to your reservation, without penalties: date change, name of guest, reduce stay/change in duration. Once final payment has been processed, the reservation becomes non-changeable and non-refundable.
Cancellations
A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% cancellation fee or $50, whichever is greater. Cancellations or changes that result in a shortened stay and/or are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
Monthly Reservation Cancellations
Monthly renters must cancel one-hundred and twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
Hurricane Cancellation
If Tampa Bay is under a hurricane warning issued by the NOAA National Hurricane Center, you may cancel your reservation within 24 hours of your scheduled check in date for full refund.
Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Damage Deposit
A refundable damage deposit of $200 is required. This must be received within two (2) days of booking the reservation. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:
- No damage is done to cottage or its contents, beyond normal wear and tear.
- No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
- All debris, rubbish, and discards are placed in refuse containers outside and soiled dishes are cleaned.
- All keys are left in the lock box, and the cottage is left locked.
- All charges accrued during the stay are paid prior to departure.
- No linens are lost or damaged.
- No early check-in or late check out.

Rates subject to change without notice.
Taxes
All rates are subject to a 12% tax.
While Staying at Erehwon
Check-in & Check-out Times
Check-in time is after 3 pm EST, and check out is 10 am EST. No early check-ins permitted.
No Smoking
We maintain a total smoke-free environment in and on our property.
Pets
Unfortunately, the property does not accept pets. Thomas, the family cat, is not permitted inside Erehwon Retreat. Any variation from the pet policy will result in immediate eviction without refund and possible penalties charged to the clients’ credit card.
Noise/Quiet Hours
One of the pleasures of being a guest at Erehwon Retreat is the Old Seminole Heights neighborhood, and we hope you enjoy and respect our neighborhood while staying with us. We ask you be considerate of our neighbors and respect “quiet hours” (10 pm to 7 am weekdays and 10 pm to 9 am weekends). In addition, it is expected you will follow all local and state regulations during your stay.
Maid Service
Rates include a one-time linens and towel setup. For longer stays, towels are changed once every third day and a touch-up cleaning and linens change is offered once a week. Additional house-keeping services are available for a fee.
Parking
Parking is limited to one (1) automobile, which is to be parked directly in front of the cottage. Any guests during your stay should be advised to park on N. Suwannee Avenue. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
Liability
The cottage is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Written Exceptions
Any exceptions to the above mentioned policies must be approved in writing in advance.
